The dated mortgage benchmark

Freddie Mac’s weekly survey reported an average 30-year fixed mortgage rate of 7.40% as of October 15, with the 15-year average at 6.71%. These are survey averages, not a personalized lending offer. They provide a useful reference for discussing affordability, but a borrower’s quoted rate and closing costs can differ. A comparison should retain the survey date rather than describing the number as permanently current. The immediate question for a buyer is whether the proposed loan, property expenses and cash required at closing fit together, not simply whether one advertised rate appears lower than the national benchmark.

    Make competing quotes comparable

Ask providers to quote the same purchase price, down payment, loan structure and lock period. Record the interest rate alongside points, lender charges, estimated closing cash and the conditions attached to the quote. A lower rate purchased with additional upfront money can solve a different problem from a lower cash requirement. Keep those trade-offs visible rather than comparing only the monthly principal-and-interest amount. For a Florida property, also obtain current insurance, property-tax and association information for the specific address. A financing worksheet becomes much less useful when those ownership costs are left as unexplained placeholders.

Test affordability after the closing date

Build an ownership budget that continues after the transaction. Include recurring expenses, maintenance and the cash reserve you intend to retain. If the plan depends on refinancing soon, also calculate a case in which the original payment continues longer than expected. That exercise reveals the dependence without pretending to predict mortgage markets. Before signing, reconcile the latest written loan documents with the comparison worksheet and ask about any changed item. The survey is a starting signal for investigation; the decision belongs to the complete transaction, its documented terms and the household’s ability to carry the property through a less favorable period.
